Get Started on the Right Foot!

  • Why Hire an Agent?
    Studies show that sellers who use a real estate agent generally get a better price than those who choose to sell the home themselves. As an agent it is my job to stay up to date on the latest market trends and fluctuations. Utilizing an agent means no surprises during the selling process, as you will have latest information at critical junctures in the process.   • Before Your Home is Listed
    Prior to listing your home, you’ll want to ensure everything is in good showing condition before buyers start to tour the home. Here are some important things to consider:

    • Start Packing
      Now is the time to put things in storage, clean out the basement and garage and start preparing to show your home. Remove any family photos or personal items. Remember, you want buyers to see themselves in your home!  If you need to store packed items in your home – pick a single place and group all boxes there – the garage is optimal, but if you have to carve out a corner of a small bedroom or bonus room – that’s ok too.
    • Spot Paint
      Touch up both interior and exterior paint.  Be careful that it’s a good match or paint the whole wall if necessary.  If you have to re-paint, consult with your Agent regarding paint colors that photograph well and sell!
    • Update Carpet
      Clean or replace carpet in areas with heavy wear.
    • Extra Cleaning
      Keep the interior and exterior clean and odor free.  Note that you may not be aware of pet odors and the smell that persists from cooking fish or other foods – listen to any feedback and don’t be offended.
    • Curb Appeal
      Trim any overgrown bushes, mow the lawn and keep it free of leaves or snow. Make sure the front of the home is clean and appealing. You want to make a strong first impression! Make sure the yard is freshened up prior to taking photos.
    • Find Potential Problems Early
      Once you’ve completed these steps if you know of issues with HVAC or other major systems or appliances, consider resolving those prior to listing. Buyers will be hiring professional inspectors; this is your chance to address problems before it’s time to sell.
  • Professional Staging
    Consider hiring a professional stager to help give buyers the appeal they’re looking for. If your home would benefit from staging, The Marzano Advantage will provide resources to assist in this area. Most homes don’t require new accessories or furniture – just the eye of a professional stager who can minimize decor and accentuate/accessorize with YOUR existing pieces and furnishings.
  • During the Listing Period
    You’ll need to plan to have something to do during the times potential buyers visit your home. It is imperative that you prep your home for each and every showing – lights on, soft music, toilet seats down, beds made, etc etc – put your best foot forward for all showings. You may need to consider lowering your asking price if months go by with few or no offers. Your Listing Agent will guide you on this and what metrics determine that a price reduction may be the answer.
  • Negotiating the Offer
    If initial offers don’t meet your expectations, don’t dismiss them immediately.  By working with your agent you will be able to arrive at a price and dates that works for all parties. Remember, this is a negotiation and the Agent working for the Buyer is hoping to get your home for the lowest price possible while your Listing Agent is trying to get you the highest price possible for your home and investment!
